DEPOSIT AND CANCELLATION POLICY

Deposit and Payment

A deposit of one night's stay or 30% of the total reservation (whichever is greater) is required at the time of booking to secure your cabin or RV space. The remaining balance is due upon arrival.  Reservations made within 30 days of arrival require full payment at time of booking.

Cancellation

We understand that plans can change, especially for family vacations.  Our policy is designed to be fair for both our guests and the ranch while allowing us time to re-book cabins or RV spaces.

• Cancellations 30 days or more prior to arrival:  Full refund of the deposit, minus a $40 administrative fee.• Cancellations 10-29 days prior to arrival:  50% of the deposit will be refunded (or applied as credit toward a future stay within 12 months).   If we can re-book the cabin or RV space for the same day(s) and rate, we will refund the remaining deposit minus a $40 administration fee.• Cancellations less than 10 days prior to arrival:  The deposit is forfeited.  If we can re-book the cabin or RV space immediately, for the same day(s) and rate, we will refund the deposit minus a $40 administration fee.

No-Shows, Same Day Cancellations or Early Departures

No refund will be issued for the unused nights.

Group Bookings (3 or more cabins) or Extended Stay (14 days or longer)

Group and extended stay reservations follow a stricter cancellation window.  

• Cancellations 45 days or more prior to arrival:  Full refund of the deposit, minus a $40 administrative fee.• Cancellations 20-44 days prior to arrival:  50% of the deposit will be refunded (or applied as credit toward a future stay within 12 months).   If we can re-book the cabin or RV space for the same day(s) and rate, we will refund the remaining deposit minus a $40 administration fee.• Cancellations less than 20 days prior to arrival:  The deposit is forfeited.  If we can re-book the cabin or RV space immediately, for the same day(s) and rate, we will refund the deposit minus a $40 administration fee.

Modifications to Reservations

Changes to dates or cabins are treated as cancellations and new bookings, subject to availability and the above policy.  Shortening a stay within 10 days of arrival will result in forfeiture of the deposit on the unused nights. Applied credits from cancellations and modifications are a single use.

Special Considerations

In cases of genuine emergencies (serious illness, death in the family, or other unforeseen circumstances), we will review requests for full refunds or credits on a case-by-case basis.  We strive to be understanding and flexible when life happens.

* We encourage guests to consider travel insurance for added peace of mind, especially for summer reservations booked far in advance.

* This policy is subject to change.

PET POLICY

You are required to declare all pets coming to the ranch with you.  There is a $25 per day pet fee for each pet in cabins and a maximum of three (3) pets per cabin or RV.  For the safety and protection of everyone, pets must be restrained and/or leashed while outside and are not to be left alone in cabins or RVs. We do not allow aggressive or dangerous breed dogs.  If your pet is aggressive, or shows any aggressive tendencies, or is excessively disruptive to the enjoyment of other guests, you may be asked to leave without refund. Owners are responsible for the proper disposal of pet waste.
